How are you generating business in September? [Sep. 1st, 2008|06:02 pm]

I would love to hear how everyone is doing, and what your business plans/goals are for the month. With that in mind--I'll go first. :o)

My focus this month is back to basics lead generation. I am committed to getting my calls and notes done (15 each per week to my data base), and will try to get better about my pop-by's.

Yesterday I met with a successful business owner that I admire to ask for tips and tricks of building ones business. The meeting was great and we plan to meet every 4-6 weeks with 2 other new business owners. This is more of an 'idea' group--loosely organized but with like minded people who can really get things done. I have also joined a business networking group that meets weekly to generate leads.

My office is having a first time home buyers seminar at the end of the month, (which will be the reason for most of my calls to my data base to invite them or someone they know). I am creating a flier explaining the Good Neighbor Next Door program for the seminar, and hope to turn the information into a separate short presentation to start giving to teachers, police and firefighters.

As for active business right now I have one couple actively looking and another buyer who is looking for HUD homes.

If there is anyone out there who is good at jazzing up fliers and would like to share info on the GNND program please let me know.

How do you sell your properties?  What methods of advertisement do you use?

My dad has a few properties in Philadelphia that he's trying to sell 1) a church that can be converted into anything 2) across the street from the church is a store front w/ apartments(he's got 3 months to sell it) 3) is a lot and 4) I forget the fourth I know that's a commercial property as well.  He's used to selling residential properties.

The agency he works for - they don't have a lot of signs.  I told him to invest into one but he's hesistant.


I'm not a real estate agent but I want to help him more.  I already take pictures (sometimes video) of his properties so he can put them on Trend.



Any advice anyone could give - selling/ marketing techniques and so forth would be appreciated, thanks.

It's been a great day for me obviously.

One thing that has been working for me is that I ignore other agents in my office.

When I go to my office it's usually in the evening or on the weekends when no one else is there.

I do not listen to the negative talk. When I attend the weekly sales meeting I am in... then I am out.

I like to learn from other optimistic agents. I already know the market is slower... but people are still buying.

I do have to hussle though....

Today my two closings were successful. As we all know sometimes the deal totally falls apart. I have another set for early August.

Someone asked how I get most of my business. I work expireds. Two of my listings were acquired through floor time.

Question below for those still active:

I have earned the GRI designation because at the time I focused on my education while the market is slow. I am thinking about earning the CCIM designation eventually.

In order to do so I am seriously considering earning the CPM designation through the Institute of Real Estate Management.

Anyone else here aspire to acquire designations?

Anyone else here aspire for the CCIM? Anyone here hold the CCIM designation?

Curious.... If so did you opt for the Fast Track?

Sellers in every market need to have their home Staged so that the buyer can see the house in it’s best light. Staging does not cover up anything. In fact Staging uncovers things so that the buyer can more clearly see the rooms and the whole house. For how can you see the carpet even if it is covered up with bedspreads, and dirty clothes. Ask any buyer what they will do when they sell their house and any wise buyer knows that houses are easier to see and to buy when they are Staged.
I ask you to share great ideas here and to do so in the best possible light in a positive way, whatever your ideas or questions are. It is also a proven fact that positive brings more positive and negative brings more negative. How you decide to share is up to you…..but in the end positive ideas bring the best ideas and results for all concerned.

Stupidly Nervous? [May. 28th, 2008|01:16 pm]

I'm trying to sell my condo right now, and I'm a bit nervous about the lock-box thing.  My realtor has arranged for some other agent to come to the house and see the condo.  He put a lock box with a combination along the stairs of my complex.  He's not going to be there when the other realtor comes by... this makes me nervous since I don't know who this agent is and we have a lot of nice things... 

Is it weird that our own agent isn't going to be there?  Should I insist on him being there?  Am I being totally over paranoid here?  I don't know what good practice is for agents.
